Period property upgrades

Victorian, Edwardian and listed homes.

Period homes punish shortcuts. Wrong mortar mix and the brickwork blows. Wrong insulation and the walls go damp. We use lime plasters, breathable build-ups and traditional joinery techniques where it matters.

Lime mortar & plasters

NHL 3.5 hydraulic lime mixes for repointing, lime hemp and wood-fibre insulation for breathable walls.

Sash window restoration

Reglazing, draught-proofing strips, parting bead replacement and weights rebalanced — never replaced with uPVC.

Original joinery & cornice

Skirting and architrave matched to original profiles, cornices restored with run-in-place plaster where damaged.

Cast iron & stone

Fireplaces and surrounds carefully removed, restored and reinstalled. Stone hearths cut to template.

Hidden damp behind plaster+

We strip suspect walls back to brick before quoting solid prices. Penetrating, rising and condensation damp are diagnosed before any new plaster goes on.

Asbestos in older ceilings & insulation+

Pre-strip surveys arranged before demolition, licensed removal contractors instructed where needed, with documentation for your file.

Electrics that don't meet current regs+

We test the existing installation early. If it can't be remedied, we price a full rewire upfront rather than chasing fault after fault.

Ceiling joists that won't take a new bathroom+

Floor opened up at survey stage, structural engineer consulted, joists doubled or strengthened before trades commit.
