Scope options

Full refurbishment or targeted upgrade?

Full refurbishment

Strip-back to handover.

The right call when you're rewiring, replumbing or replanning. We strip to brick and joist, fix the bones, then rebuild every layer with new spec.

  • Full strip-out & skip management
  • New first fix electrics & plumbing
  • Replastering throughout
  • New kitchen, bathrooms & joinery
  • Decoration to all rooms

Typical duration

10–20 weeks

Partial refurbishment

Targeted, room by room.

Best when the bones are sound and you want to refresh specific rooms or systems. We zone the works so the rest of the house stays liveable.

  • Single-room or floor refurbishments
  • Kitchen or bathroom replacement only
  • Replastering & redecoration
  • Targeted electrical or plumbing upgrades
  • New flooring & joinery

Typical duration

2–8 weeks

Modernisation upgrades

The upgrades that move the needle most.

Open-plan reconfigurations

Removing chimney breasts, structural openings between kitchen, dining and living. Steel calcs and Building Control included.

Full rewires & consumer units

NICEIC-registered electrical first and second fix, smart heating, EV chargers, USB-C sockets and Cat6 throughout.

Boiler & heating upgrades

Combi or system boiler swaps, full radiator refresh, underfloor heating to ground floors, Gas Safe certification.

Insulation & glazing

Loft top-ups, cavity & internal wall insulation, A-rated double glazing — better EPC ratings, lower bills.

Bathrooms & wet rooms

Tanked walk-ins, recessed niches, low-profile trays, brassware from Hansgrohe, Crosswater and Vado.

Joinery & built-ins

Bespoke wardrobes, alcove storage, MDF and hardwood — sprayed in our workshop, not on your carpet.

Living on site?

We refurbish around your family.

Most of our refurbishments are run while clients are still living in the property. That takes more discipline from us, not less — daily clean-downs, dust suppression, zoned working areas, and a single point of contact you can text at 7am if the heating drops out.

Discuss a phased refurb
  • Dust-managed strip-outs

Zip-walls and HEPA extraction so dust doesn't migrate to bedrooms or living areas you're still using.

  • Phased programme

We zone the property and complete one area before opening the next — kitchen and bathroom kept live wherever possible.

  • Daily welfare reset

Site swept and washed every evening. WC and kitchenette boxed off and left clean. No tools left on stairs.

  • Single project lead

One contact for changes, decisions and the inevitable last-minute requests. No 'I'll have to ask the boss'.

  • Out-of-hours respect

Noisy work scheduled around your routine — no jackhammers before 8.30am, none after 5pm.

Frequently asked

Two questions every refurb client asks.

01

What's the difference between a refurbishment and a renovation?

A refurbishment updates and restores existing rooms and finishes; a renovation is a larger structural transformation. We do both and will advise which you actually need.

02

Can you work room by room?

Yes — we can phase the work so you can stay in the property where practical.

03

Do you handle damp and remedial work?

Yes, we identify the cause and carry out the remedial work as part of the refurbishment.

04

Will you decorate as well?

Yes — plastering, decorating and finishing are all handled in-house.
