5 Signs Your Property Needs Refurbishment

It's not always obvious when a home has tipped from "lived-in" to "due an update." Here are five signs we see most often on a first site visit.

1. The kitchen or bathroom feels dated. These two rooms date a house faster than any other and have the biggest impact on how it feels day to day — and on its value. Worn units, tired tiling and old sanitaryware are usually the first thing worth addressing.

2. Damp, condensation or musty smells. Persistent damp patches, black mould around windows or a musty smell point to an underlying issue that only gets worse if ignored. A refurbishment is the moment to find the cause and fix it properly, not just paint over it.

3. Finishes are visibly worn. Cracked plaster, scuffed and patched walls, dated flooring and yellowing paintwork make even a sound house feel neglected. Fresh plaster, flooring and decoration transform a property for comparatively little.

4. The space doesn't work for you anymore. Not enough storage, awkward room use, a layout that fights how you actually live — sometimes a refurbishment with some light reconfiguration is all it takes to make a home fit again.

5. You're planning to sell or let. A well-judged refurbishment before you go to market usually pays for itself in a better price or quicker sale, as long as you focus spending where buyers notice.
