Building a New Home: A Step-by-Step Guide from Plot to Finish

Building a home from the ground up is a big undertaking, but the process is logical once you break it down. Here's how a new build typically runs from start to finish.
1. Plot appraisal. Before anything, the plot is assessed — access, ground conditions, services (water, drainage, power) and any planning constraints. This shapes what's realistic and what it'll cost.
2. Design and planning. The design is developed around how you want to live, then submitted for planning permission. This stage is worth getting right; changes are far cheaper on paper than on site.
3. Building Regulations. Detailed drawings and structural calculations are prepared to meet Building Regulations, covering structure, insulation, drainage, fire safety and energy performance.
4. Groundworks and foundations. The site is prepared and foundations laid — the part of the build you'll never see but which everything depends on.
5. Structure. Walls go up, floors go in and the roof is put on, getting the building watertight (known as the "shell" or "watertight" stage).
6. First fix. With the shell complete, the wiring, plumbing and any internal framing are run through before walls are closed up.
7. Second fix and finishes. Plastering, joinery, kitchens, bathrooms, flooring and decoration bring the house to life.
8. Handover. A final check, snagging and sign-off, and the completed home is handed over.
